Pre-Purchase EICR for a Homebuyer in Sheffield

We recently completed a pre-purchase EICR for a customer buying a three-bedroom semi-detached property in Sheffield.

The property had an older electrical installation, and the buyer wanted to understand whether major work, including a possible full rewire, would be required before they completed the purchase.

We coordinated access directly with the estate agent and carried out a full inspection of the circuits, consumer unit, earthing and bonding arrangements. The report identified an outdated consumer unit, minor earthing issues and some ageing wiring, but confirmed that a complete rewire was not immediately necessary.

The buyer used the report to support negotiations with the seller and budget for the recommended improvements. After completing the purchase, Smart Electricians returned to upgrade the consumer unit and carry out the necessary remedial work.
